Check how well your attic is ventilating

I see it a lot when meeting with homeowners who are trying to decide on contractor. "Well, this contractor said he was going to add ridge vent at no cost" my reply is always, "that's a great option, and a great way to ventilate your attic, did he/she check your soffit vents for obstructions, or if you have enough, or any?" The answer is always "No" Upgrading a homeowner to ridge vent is a great closing tool, but it can be a huge disservice to them if you remove power attic fans, add ridge vent, and never check for proper ventilation.

A good Contractor will want to walk the perimeter of your home and count the number of soffit vents, remove a few of them to make sure there isn't any insulation blown over the opening, check the hole size (I've seen the openings above the vent as small as a half dollar) and do some math to calculate the proper amount of vents.

Adequate roof ventilation reduces cooling bills and extends shingle life both roof and soffit vents are easy to install in just a few hours. They'll protect your house from expensive future repairs.

Why is roof maintenance so important? We are glad you asked. EASY. It keeps small problems 
from becoming big problems.

Now let’s look at what causes roof problems. Most people do not think about roofs having 
problems. Roofs don’t have moving parts. They don’t have filters to change. They don’t run out 
of gas. We don’t consume them and have to buy more. Roofs are just supposed to work hard and 
not bother us with problems. If left alone, your roof would probably do just that, work hard and 
not bother you.

However, we all know this isn’t the case. The main cause for roof damages are severe storms 
that contain wind and hail, and after a storm it is imperative to get your roof inspected by a 
knowledgeable contractor (most damage cannot be seen from the ground). But, before you let 
someone on your roof, make sure they are insured to protect you in case of any accident.

After you have researched a reputable contractor and validated their credentials, then you should 
expect most of the following:

1. Pictures documenting any damage found on your entire exterior i.e. roof and components, 
siding, gutters, gutter guards, window screens, window wraps, patio furniture, A/C unit, 
etc…

2. A detailed cost of repairs.

3. Elevation Photos accompanied with damage photos.

4. Roof Diagram with measurements.

5. An explanation of why or why not your insurance company should be contacted to file a 
claim.

7. If a claim is necessary, an explanation of the insurance process works.

If you are satisfied with the above information which the inspector has gathered, more than likely 
he will ask you to sign a contract to start the claims process. It is imperative that he/she is there 
to meet the insurance adjuster and point out the damage found from the initial inspection.
